San Bernardino County Real Estate Market Update
According to the July 2026 San Bernardino County Housing Report, the housing market has slowed, with 72% of available homes on the market for at least 30 days and 53% for more than two months. Sellers are facing longer market times, fewer offers, and increased competition.
The slowdown is largely driven by affordability challenges that have limited buyer demand, while increased inventory is giving buyers more options. Higher-priced homes are experiencing even longer market times, with at least 47% of homes priced above $800,000 on the market for two months or more. That figure rises to 65% for homes priced above $1.5 million.
For sellers, accurate pricing, strong presentation, and the right strategy are especially important in today’s market. For buyers, more inventory and longer market times can provide greater selection, more time to consider their options, and potentially more negotiating power.
